Not Every Seller's Situation Fits the Traditional Path.

The traditional home sale process was designed for a specific kind of situation: a home in good condition, a seller with a flexible timeline, and a market of buyers who can secure conventional financing. That process works well when those conditions are in place.

But a lot of sellers don't fit that description. Some are dealing with properties that need significant work. Some are in a situation where timing matters more than price. Some have tenants in place and don't know what that means for their ability to sell. Some have simply had enough and want to move on without the months-long process that a traditional listing requires.

Leverage Homes exists for those situations. We buy properties directly: any condition, any situation, and we structure every deal around what the seller actually needs, not what's most convenient for us.

Before We Go Any Further

We'll always tell you if a traditional listing is the better answer for you.

Our goal isn't to close as many deals as possible. It's to make sure every seller we work with ends up in a better position than they started. If your property is in good condition, your timeline is flexible, and a traditional sale would give you a better outcome, we will tell you that directly.

The first conversation is always about understanding your situation. Not making you an offer.

A Cash Offer Is Just the Starting Point.

Most people know Leverage Homes as a cash home buyer. That's accurate, but it's only part of what we do. The reason sellers come to us isn't just the cash. It's everything around it.

01

Cash Offer

A real, written offer on your property: no contingencies, no financing conditions, no surprises after inspection.

02

Any Condition

We buy properties as-is. No need to repair anything, clean anything, or make your home presentable for buyers before we make an offer.

03

Your Timeline

We close as fast as two weeks or as far out as you need. The timeline is yours to set. We work around your next move, not ours.

04

No Commission

There's no agent commission on either side. The offer we make is the number you walk away with — minus any mortgage payoff or liens.

05

Relocation Services

We don't just buy your home. We help you figure out where you're going next. That means helping find your next property or rental, covering transition costs, and making sure your closing date lines up with your move so you're never in between.

When a Direct Sale Makes More Sense Than Listing.

There's no single type of seller who works with Leverage Homes. But there are situations that come up over and over where a direct sale is clearly the better path. Here are the most common ones.

1

You need to sell but can't vacate your tenants.

Tenants in place are one of the most common reasons a traditional listing fails. Most retail buyers want vacant possession, which means you'd have to go through the legal process of removing long-term tenants before you could even list. We don't require vacant possession. We work with properties that have tenants in place, and we handle the transition with care. More on this below.

2

The property needs significant work a buyer's lender won't finance.

When a property has deferred maintenance, structural issues, or condition problems that trigger appraisal concerns, it becomes very difficult for a conventional buyer to secure financing. That means your listing cycles through offers that fall apart, repeatedly. We don't have financing conditions. If the deal makes sense, it closes.

3

Timing matters more than squeezing every dollar out of the sale.

Relocating for work, entering a care facility, managing a family situation — sometimes a seller needs a specific outcome on a specific date, and the market can't accommodate that. We close on the date you need. If you need two weeks, we move. If you need six months, we plan for that.

4

You've inherited a property and don't know what to do with it.

Inherited properties often come with complications: deferred maintenance, possible liens, title questions, or out-of-state ownership situations that make a traditional listing slow and complicated. We work through those situations regularly and can move much faster than the conventional sale process.

5

You're facing foreclosure and need to move before it's too late.

New Jersey's foreclosure process is long, but it has an end date. When a sheriff sale date is set, the window closes fast. We can close in as little as two weeks when the situation requires it, which can preserve equity that a forced sale would wipe out.

We don't displace tenants. We take care of them — and that matters more than most sellers realize.

One of the most common concerns sellers have when a property has tenants is: what happens to them? The answer at Leverage Homes is straightforward. We handle tenant transitions with the same care we handle owner transitions. That means helping tenants find their next rental, covering transition costs, and making sure they have somewhere to go before we close.

Here's something that surprises most sellers: tenants who go through this process often leave with a better impression of the seller than when they started. When a landlord takes the time to make sure their tenants are taken care of, instead of just serving them a notice to vacate, tenants notice. The sellers we work with consistently tell us their tenants thanked them for how the transition was handled.

That's not an accident. It's how we approach every transaction.

What to Expect When You Reach Out.

We understand that calling a company you don't know about something as significant as your home takes trust. Here is exactly what happens when you do.

1

We talk about your situation — not your property.

The first conversation is about understanding what's actually going on. Your timeline, your concerns, what you need out of the sale. We are not trying to get you to an offer on this call. We're trying to understand whether we can actually help.

2

We tell you honestly whether we're the right fit.

If your situation is one we can serve well, we'll say so and tell you what that looks like. If a traditional listing is clearly the better path, we'll say that too. We've told sellers this many times and they've always appreciated it.

3

If there's a fit, we put together an offer.

A written offer with all the terms laid out clearly. You take it to an attorney if you want. You ask every question you have. You take whatever time you need to feel confident about it.

4

We close on your schedule.

Two weeks or six months: the closing date is yours to set. We coordinate everything around your next move, including helping you get to where you're going before we close.

Not sure if your situation fits?
That's exactly what the first call is for.

You don't need to have anything figured out before you reach out.
Just tell us what's going on and we'll take it from there.
